1. Move-Out Inspection can be scheduled Monday through Friday between the hours of 9:00 and 16:00, and on Saturdays from 9:00 to 13:00. It can NOT be scheduled on Sundays and Japanese holidays. There may be cases that we simply can not meet your request.
2. Tenant must give Tokuzato Housing a 30 day move out notice. Tenant is liable for paying rent during the notice period. For a PCS move, a 14 day move out notice is acceptable. Rent will be charged until all keys are returned.
3. Security deposit must not be used to pay rent or to cover any unpaid balance of rent.
4. Security deposit will be refunded after a period of 7 days from your move out inspection date. The rental clearance will be signed by Tokuzato Housing after the settlement of your final bills.
5. If you use NTT telephone and/or internet service, a copy of your ID is needed to cancel the service.
6. Have your internet provider send us a fax of the cancellation notice form. Make sure to have all the internet equipment removed by NTT before the inspection date. Otherwise, you will be charged 3,000 yen plus tax.
7. Make a note of damages in writing in advance and give it to your inspector.
8. There is no need to remove the satellite dish mounting bracket if installed.
9. Tenant can start submitting the Move-Out Notice form 45 days prior to the Move-Out Inspection date.
10. Contact Tokuzato Housing 7 days prior to the Move-Out Inspection date if requesting a change of the scheduled date.
11. Tokuzato Housing will send an email to tenant within 3 days since the tenant submit the form.
12. Tokuzato Housing will contact tenant if an error occurred when submitting the Move-Out Notice form or if necessary to confirm the tenant's identity.
13. Submit the Cleaning Agreement form if tenant request Tokuzato Housing to clean the premises.
14. Move-Out Inspection date must be scheduled 10 days prior to the departure date.
